I wish to buy an EC but unfortunately I purchased a private property under my name last year. How do I appeal to HDB to waive off the 30 months. I am wiling to sell off the property now but it will take time. And to wait for 30 months means I won't get the EC as it's selling fast.

Hi,

Unfortunately hdb is pretty strict about the 30 month rule, and given that you have only held the private property for 1 year, Seller Stamp Duties of 12% will also apply hence I don't think it will make financial sense to pursue the EC. Thanks and hope it clarifies.

Don't be disheartened. I personally do not think it is unfortunate that you purchased a private property last year, unless you bought into a wrong development and above market price. I have many clients who bought a private property last year, and they have not shown any signs of regrets.

If you had done your research and bought into a good development, I think you can prepare yourself for future potential gains.

Also, it does not make sense for you to sell off your private property today, as you will incur 12% SSD. You will likely be making a huge loss if you choose to sell it.

It will be unwise to sell your property as you are likely to incur a loss since the property was only bought last year and will need to incur the 16% sellers stamp duty! It is also hard to appeal for a waiver of the 30 months waiting period as it is a national housing policy.

Good afternoon,

Firstly, it's unlikely that HDB will approve your appeal.
Secondly, even if HDB were to approve your appeal based on compensated ground, you will be required to pay Seller stamp duty as you have purchased the unit recently. You will also be liable for bank loan penalty.
Lastly, for most EC, it will take time for the project to be built. Where will you be putting up for the time being while your condo have being sold, assuming you don't mind paying for the SSD?

You may wish consider a Private Condo that is priced at an EC price.
It is one of the most affordable new launch condo in Singapore and Estimated to TOP in 2018.
