I will be selling my landed property and intend to downgrade to HDB executive flat. Must I wait for 30 months to buy a resale flat which means I've to rent a home for 30 months then only I can buy the flat?

Afternoon Sharon,

Since you are looking at resale flat, you are even eligible to purchase resale HDB unit now, if your finances permit. But you must sell off your private property within 6 months from key collection. Do note that you are not eligible to take HDB housing grant, even though you maybe first time getting HDB unit.

You need not wait 30months to purchase a resale HDB. The only regulation is you need to sell your all your existing private residential properties within 6 months of your purchase of resale HDB.

Hi Sharon,

The 30mth grace period are meant for applying New HDB Flat from HDB.

For your case, you may proceed to purchase one right after your selling profit has been received.

Alternatively, if your financial is stable, then you may wish to consider buying your new purchase first before selling your current place. As HDB allows us to dispose of previous property upon key collection of new unit within 6mths grace.

Perhaps, you may also wish to speak to any Realtors now for a non obligation discussion before making your move.
