I was unable to obtain bank loan due to bad credit score as I need to submit LO by march to hdb, any broker can help? As for hdb loan I already used up twice so I can’t take anymore loan from hdb.

Financing needs to be sorted out before you are able to purchase the property, and the property agent on your case will typically advise before you proceed with the purchase.

If you are unable to complete the purchase, you may need to call up HDB to seek advice on potentially calling off the property purchase, as well as any penalties involved.

Important things you should prepare

To improve chances with a bank via broker:
• A clean pay history for the last 6–12 months
• Proof of consistent income
• Explanation letter if credit issues were due to one-off events
• Bigger cash down payment (reduces risk for the lender)

What won’t work
• You won’t be eligible for another HDB loan because of the 2-times rule.
• You can’t bypass bank credit checks — all institutional lenders do them.

Next practical steps
1. Contact a reputable mortgage broker ASAP
You need a pre-approval/indicative answer before you submit your LO to HDB in March.
2. Provide full documents
Payslips, CPF statements, credit report, explanation of credit issues.
