Hi, I believe you are looking at making a good appreciation value, and the main reason why some would advise against investing in Avenue South Residence is due to the fact that it is 99leasehold which just TOP, but there are many cases where the prices of units continue to rise after TOP. Currently, there are a lot of developer projects which you can consider as quite some projects have a very healthy appreciation after it TOP. The main concern will of course be whether it is for investment or own stay.

Hi there,

Generally speaking, there are alot of factors that determine whether a project may have a good chance of enjoying capital appreciation, be it if its for Avenue South Residences or others. Factors such as proximity to schools and/or MRTs, nearby amenities, project size (ie., small vs big), transaction volume, 99yrs LH vs FH, future development in the district/area, other nearby comparable projects' asking prices, etc

But the most important question to ask is that are you the first-time buyer there? Or 2nd buyers buying in during subsale or resale period? Why this is important is because you need to know the "internal competition" when you want to sell it off in the future; how much you're buying in now vs how much the first-time buyers had bought in previously. If there is already capital appreciation for those first-time buyers who had bought in during new launch period, then the chances of further capital appreciation may not be as much for you as a subsale or resale buyer, because the first-time buyers can just sell at $x psf, but you need to sell at a higher psf to profit, thus making the competition for you tougher, as the future buyer may just look into buying the unit at that lower $x psf. Though of course this is a general rule, but there may be some exceptions to this

Avenue South probably is a 5 to 10 year play as the circle line final phase cantonment keppel and prince edward station only opens in 2026 to bring accessibility to CBD and vivo city and mapletree areas to boost rental rates, and Greater Southern Waterfront first phase probably materializing at least 5 years down the road. The views and entry price are attractive but it had its drawbacks as well. Do you plan to stay immediately after purchase?
