Good afternoon seller,

I will love to assist you with your property upgrading plans.

Just to share, standard commission for property sale is 2% of sale price plus 7% GST. 1% of sale price plus 7% GST is for HDB purchase.

It is recommended to have the same agent to assist you with the upgrading plans. In this way, I will be familiar with the timeline for each transaction therefore will be in a better position to advise and assist you throughout the completion period.

Other considerations that I can offer is that I will assist in your financial plan for your upgrading, try to figure out whether is it possible for you to have renovations and shift to the new place without having to stay in a temporary accommodation during the transition etc.

In fact as long as your buyer exercises on the OTP for sale, you can go ahead and secure the unit you will like to purchase. In this way, you can avoid paying the ABSD.

Generally, 2%+GST for selling and buying is 1%+GST. For purpose of better co-ordination, a single agent is preferable to handle the transaction.

There is no ABSD payable if you are buying another HDB. However, if you are buying a private property, then you can apply for a remission of ABSD if you are buying it with your partner.

It is recommend to get the same salesperson to handle the sale and purchase as he or she will be able to co-ordinate the transition for you such that you do not have to find a temporary place to stay. The salesperson will be able to work out a full financial plan for you so that you will be able to budget the purchase better.

Have you engaged an agent yet? It would be advisable to engage 1 agent who can handle both the selling and buying as he/she will be able to do up the timeline and ensure the entire transaction goes smoothly.

Im assisting a HDB upgrader and will be selling their current HDB and assist them to buy their next property.
