Transition from existing place to the new place is always 1 of the key concern for home buyers like you. If you have an alternative place to stay in between and do not mind the hassle of moving twice, this is definitely 1 of the best option available.

In my experience, the best way to move things forward is always to concurrently do the sale and purchase, and plan for the timeline that allows you to have the funds flow in accordance to your needs, especially if you require the funds from your sale to finance the purchase of a new place, plus the renovation. Such arrangement allows you to have the best idea on whether you should accept an offer when it comes base on your readiness to purchase a place too. Hope this helps!

Hi, there are many considerations that will need to be addressed before you make any decisions. Both of the options that you have stated are good paths worth thinking about. For the first option that you mentioned, it is ideal as most people do not have a place to stay after selling their house and will require them to buy a house first before selling.

Firstly, I think the most important thing is to find out what will the cash proceeds amount to when you sell your flat, as well as the loan amount and grants you are eligible for when purchasing another flat, this way it will be much easier to plan the timeline for this. Hi,

The good thing about selling first is a higher likelihood of getting a higher price because we are able to support buyer with a faster take over timeline. The downside is having to move out within 3 or 4 months once buyer confirms the purchase, and have to squeeze at your parents place for a longer time, as you need some time to find the next house as well.

Buying first before selling could potentially allow you to transit more smoothly without moving to another temporary place first. If fortune favors us, we may even be able to move in after renovation after new house is done before doing handover of the old house. But this typically means extension needed for old house, which due to a longer timeline restricts the buyer pool and may also affect the price we can fetch.

I have worked on various similar cases and have done both sale and purchase concurrently. Happy to share more on my experience and to tailor a structured approach for you objectives.

Hi Sir/Mdm,

I have assisted many of my clients who are in the same situation as yourself, upgrading from a HDB to a bigger flat. There are both pros and cons in selling or buying first.

If you have sufficient funds on hand and do not need to use the sale proceeds from the current flat to purchase the new flat then buying first is a good idea because you will have sufficient time to renovate and move to the new flat without rushing through the process.

If you need the funds from the current flat then I will suggest selling first while concurrently buying a flat. Your in law's place will be a back up plan in case you need an interim place to stay for a while. With proper planning, you will be able to transit smoothly from your current place to the new one with some buffer time for renovation.
