the rates could differ probably by a few hundreds (not necessary too) and not a big jump.

It will be best to show your unit in current state and if the tenants require air con then we can discuss about the rental increment.

It may be a good idea to install air-con for your unit.

From personal experience, most tenants tend to prefer units with air-con.

Furthermore, with increased supply of units in the market, installing them may allow you to rent the unit out in a shorter amount of time and also at a higher monthly rent.

I would say it is very much like a long term investment if you are planning to earn passive income.

Dear landlord,

If the rental difference between a unit installed with aircon and a unit not installed with aircon is $200/month, we are looking at $2400/year and $4800 every 2 years. Depending on the model and brand of your aircon being installed, would that be an attractive option for you to install the aircon?

Having said that, the conditions of the house will still be the topmost consideration by every tenants. If your targeted group of tenants are families or professionals, a clean and well kept environment will appeal to them more than having an air-conditioned unit but run down conditions.

Nevertheless, with dropping rents across the island, if you can explore a better avenue to divert your funds to generate better returns as investment, you may wish to consider selling too?
