For Jurong West St 71, the average valuation will be in the region of $260k to $280K max. Valuation depends on the past transacted prices in your vicinty, the level of your unit, location of unit and also the renovation ( state of condition ) of the house.
For 4A units & 5I units in this area, the valuation are very close. We have 5I units valuing at $280k also. Being on the lift level also commands a higher price.
Cash above Value is about $10k nowadays.
