The current estimated valuation for your unit is around $305k to $318k, with COV asking of around $25k to $40k. This would depends on your unit's level, actual facing and condition.
If you have not gotten any new HDB or grant before, you can apply for it on your upcoming purchase.
As for whether you can afford the purchase, I would require more details from you. Details like your outstanding loan, total CPF used for your current unit, including interest, your income status, etc.

You can still proceed to buy and sell your properties. But careful calculations need to be done to ensure that you need not fork out cash or too much of it during the process. Hence it's advisable to find a trusting agent of your own to do that.

As for your property in Yishun Blk 739 3NG, the current valuation ranges from $280K to $310K. COV can varies from $20K-50K depending on the conditions of the house.
