I want to ask the gurus the following question:

1. The seller agent passed me an utility bill to prove ownership of the flat that I am buying.Is that standard? I am sort of expecting more formal document like HDB letter.

2. The flat that I am buying is jointly owned by the husband and wife. I was told that I just need to make my cheque out to either the husband and the wife. Is that correct?

3. On Clause 12 of the OTP, the owner wants to apply for HDB approval for the sales and purchase within 7 calendar days after exercising the OTP. Is that normal? Seem like quite rushed to me.

4. Anyone got any good solicitor to recommend?

Hi buyer,
Utility bill is not an acceptable proof of ownership as a tenant can also be able to have an utility account. For the others, please email dfsr2010@gmail.com or call 94386522  to discuss further.

Good morning,

It does appear to me that you are not familiar with the S&P procedure for purchase of HDB flat even though you have the intention to DIY the deal on your own.
It can be a risky move as any issues on the paperwork might cause either parties hefty sum of legal fee. Why not engage an agent to at lease assist you on the paperwork and procedure aspect so that you are covered?
