I want to ask is it a must for the OTP exercise fee to be $5K? If the buying price is 280k and I have paid $5k OTP exercise fee (deposit) to seller so i only do HDB Loan with the balance 275k?

Hi Adeline, not really. The option and exercise fee is negotiable between seller and buyer. I had past transactions whereby the option fee is $500 and the exercise fee is another $500.

Hi,

The total deposit (option fee and option exercise fee) should not exceed 5k, it can be any amount from $1 to $5k. But realistically speaking most sellers will want 1+4k as they need that for the purchase as well and also to know buyer is serious.

The option fee is up to 5k, meaning any amount as long the seller agreed. If the purchase price is 280k, the eligible hdb loan will be 90% of 280k. Please drop me an email for me to share more details.
