I signed an exclusive to sell my EM. Exclusive will expire in 3 weeks. Regretted signing the exclusive as I am at the mercy of the agent, not to mention that I am also wasting my time.

I plan to do DIY and also have several agents expressing interest to market my unit on a non-exclusive terms after my contract expires.

Is it a good idea?

Hi Ricky,

Are you unhappy with the salesperson you have appointed for non-performance or for any specific reasons? Perhaps the agent has been trying his/her best but due to the poor market sentiments, responses for these efforts are not encouraging or outright, the agent is not working at all?

As much as I would love to be assisting you in the subsequent marketing efforts, it would be good to give your existing agent an opportunity to know where exactly is the issue, as I also do not wish for my clients to terminate my services and consider my services to them as a waste of time. On the other hand, perhaps you may wish to discuss further with me what your plans are and I maybe able to advise better.

DIY is fine, except that you may need to answer many phone calls which may disrupt your daily activities, and majority of these calls would likely be from agents who will try to persuade you to allow them market your place on your behalf.

    It is not a termination of services but a decision not to renew. As for reasons, I would rather not comment here.

    I plan to do DIY and at the same time, invite agents on a non-exclusive term. As long as agents can get the price I want, they will get the commission. Better that way, I don't get stuck with a single agent.

    Perhaps I can contact you if you are interested to act on a non-exclusive term.

So sorry to hear that you're so frustrated with your current agent. Maybe you can have a talk with your agent before the exclusive expires. By the way I just want to let you know that you are absolutely not at the mercy of your agent. Maybe I can suggest for you to drop me an email and I can try to advise you further from there?

Seriously, it is really not a good idea to have many agents marketing your property. Please trust me that most of the times, it is always easier to get a better price with only one exclusive agent. The problem really didn't lie with the exclusive but with the agent. With this posting of yours, I think there is also a chance that your current agent did not share with you all your rights.

Hi Ricky, the best way will be to engage one agent to market your unit. Exclusive or non exclusive does not matter. As the sole agent will definitely do his/her best to get the best deal for your house.

Hi Ricky,
You can try the DIY option and get a couple agents to market on a non-exclusive basis.

However, you might need a manage the sales process a little more as there will be multiple points of contact as opposed to just 1 agent previously.

Dear Ricky,

Yes, you can do it DIY. However, the problem with DIY is that you will expose yourself to the public and you might have to handle maybe 50 agents at one time, because many agents will call you, which can be frustrating at times.

What I suggest is that you find one good agent to market the property for you. You don’t have sign exclusive with this agent but make sure that this is the sole agent marketing your property. Getting too many agents is not a good choice because the agents will be fighting against each other to secure the deal rather than protecting your price.

May I request for an opportunity to present to you my marketing plan, as well as a detail report of the resale trend of your property.

Not all internet marketing is the same. We have the most advance marketing tools to give your property maximum exposure. One of the tools we have is virtual tour. But that is not all we have, and there are many other tools and strategy that give me and you an unfair advantage over the rest.
