I signed a 2-year fixed mortgage with OCBC Bank a year ago for a new purchase of a private property. After the 2 years is up, will the bank be required to check on my TDSR ratio again as I have incured some credit card debts. Do I need to clear all the outstanding credit card debts to be able to refinance with the same bank or other banks? Or will I be able to continue with another 2-year fixed mortgage with the same bank? Thank you.

I believe you should check with the bankers directly for the refinancing portion or repricing portion. They will give you more accurate information since they are the professionals in handling mortgage loans.

Hi,

1) The bank will not check on your credit situation unless you are doing a re-pricing with them.
2) They will charge the highest new loan rate according to the market situation.
3) Thus, you might incurr slightly more monthly mortgage payment if you don't volunteer for a repricing.
4) If you want to enjoy the best rate you could get after expiry of the existing fixed rate. You can still put up a repricing application via their web.
5) They will assess and advise accordingly.
6) It might be more difficult for you to receive sufficient loan amount if you do a refinance with another bank.
But, no harm trying. Do note that if you are under a good credit situation, you might have to cough out the legal fees for the refinancing.
