1) It is logical to pay for someone who assists in your purchase.
2) I guess you are asking whether it is a mandatory rate for the commission charge.
3) This is a free market, meaning that all deals can be negotiated.
4) You may negotiate the rate with him and if he feels that he can accept a lower rate because he already made a 2% on the selling portion.
5) You may also think from his position that did he short change you on the selling, otherwise, he should deserve the 2% commission.
6) If he had done his part in selling, and he has to put in his effort in assisting your home search. I feel that he deserved the 1% commission.
7) Honestly speaking to assist a client in selling and buying is pressurized work. Because no matter there is any problem in selling and buying he will be the sole professional in charge.
8) Meaning that any tiny part of the 2 transactions that went wrong will be the only person to get the blame. Thus it is not easy money to earn.
9) Most important is you must be comfortable to have him in the whole process.
