I saw Punggol HDB 5 rooms listings, 2 listings, one is Block 172B, value 475k, another one 163A, value 540k, these 2 blocks are just 2 or 3 blocks away, in fact in the same precinct vicinity. Anyone could explain this stark price contrast??

Hi. There are alot of factors that could be the cause of the difference.

Mainly as what Ken mention
-age
-size
-renovation
-floor

Hi Homeseeker,

As far as I understand, BLK 172B is a standard HDB 5I unit and perhaps 163A could be a D&B 5room unit. D&B units according to my understand commands slightly better pricing in terms of valuation, on top of other factors like condition of unit as well as flooring of unit.

I sold a unit in 172C for $515k for your information.
