I’m sourcing the flat and handling the applications and stuff. When I buy a flat from a seller that is represented by an agent. I am not expected to pay for any commission right? Since the seller was the one that engaged an agent.

In a way you are not wrong, but it is always best not to assume and check out with the listing agent if any commission is applicable on buyer's part. It is better to ask than go into any misunderstanding later.

I have came across quite a number of cases lately where buyer are DIY buyers, running into issues along the way for their purchase. If you are prepared to handle any unforeseen circumstances on your own, it is good to proceed as a DIY buyer, otherwise I strongly encourage you to engage the agent who can help you avoid unnecessary issues with the wealth of experiences we have.

You are right in that sense although I do encounter agents that request for commission from DIY buyers like yourself. This is due to the sellers not paying the agents any commission. I am specialised in HDB transactions and the vast majority of my clients managed to secure a house without any COV. With the assistance of an agent, you can tap on his/her experience in dealing with the negotiation processes, handling administrative stuff and ensure that the house you bought is worth in value. As an agent with vast experience, we can roughly know which type of houses are in high demand and the opposite. For houses where demand is low, an effective negotiation strategy is needed for you get the best price out of it. The same goes for houses with high demand where effective negotiation strategy is needed to avoid very hefty COV even in cases where COV could not be avoided. In addition, HDB transactions involves lots of rules (eg consequence of purchasing a flat that cannot last you till 95 years of age) or benefits (which grants you are eligible for). The last thing you want is to suffer from consequences of not being au-fait with CPF and HDB rule or losing out by not applying for some grants as you are unaware after purchasing the unit.
