Hi,

If you are below 55 years old, you need to wait out 15 months after selling the EC before you can be eligible to purchase the resale HDB. If above 55 years old, need not wait out 15 months but can only be eligible to purchase resale HDB 4-room size and below.

You are unable to commit to purchase a resale EA immediately after disposing off your 9 year old EC. There is a wait out period of 15 months before you are eligible to do so. If you are aged 55 or above, you may consider purchasing a resale 4 room HDB or smaller unit immediately after the sale.

There is no shortcut. Unless there is a compelling reason to do so, you may wish to submit an appeal to HDB on this and see how the outcome is.

Hi,

I regret to inform you that you will not be able to purchase a resale Executive Apartment immediately after you sell your EC. You will have to serve a 15-month wait out period before you can purchase.

However, if both you and your spouse are aged above 55, you can purchase a resale HDB flat up to maximum 4-room flat without having to serve the 15-month wait out period.

1) You are not eligible to buy a resale EA immediately after selling your EC.
2) EC is considered a private residential property.
3) The cooling measure was implemented on 30th Sep 2022, anyone who sold a private residential property has to observe a 15-month wait-out period before being eligible to buy a resale HDB flat.
4) The exception was for those who are 55 years old or older to buy a resale 4-rm HDB flat.
5) Although your wife is not co-owner of the current EC. A married couple is considered a single entity when buying an HDB flat. Thus both names must be in the application regardless of the manner of holding the HDB flat.
6) So you have to prepare to rent a place during this 15-month wait-out period.
7) It will take an approximation of 3 months to find your ideal home, 3~4 months to complete the legal process, and 2~3 months for renovation. Therefore a 2-year rental period is expected.
8) Once you decide to go ahead with your plan. You can look for an agent to assist in executing your plan.

Hi,

The current ex private property owners are as follows: If you are below 55 years old, you need to wait out 15 months after selling the EC before you can be eligible to purchase the resale HDB.

If you are above 55 years old, you need not wait out 15 months but you can only purchase resale HDB 4-room size flats and below.

Even though your wife is not a co-owner of the EC, she is unable to buy the EA in her own name because HDB requires married couples to be listed in the same application in HDB resale.

An alternative solution is to go through your numbers to see if your wife is able to acquire a private property that suit both your needs, as she don't need to pay any ABSD. Do note, the rules may change any moment, you could try to wait it out.
