I’m now a SPR, 43. I’m planning to apply Sg citizen and buy HDB resale flat as a single citizen if the application is approved. I currently own a property in Malaysia and will dispose it off.
1) I would like to understand the estimated cost of buying 4-rm HDB resale flat. As now the HDB price keeps increasing with the high interest rate from bank loan, I’m not sure if I can afford to buy it by the time if the citizen application is approved. Based on monthly salary $6.6k, CPF $240k, Cash $30k. May I know how much the estimated budget for 4-rm HDB that I’m afford to buy? Can I have an estimated price breakdown including all the other charges fee? How much should be paid by CPF & cash?
2) Is there an age limit to apply HDB loan?
3) Which type of HDB grant that I am eligible to apply for as a single citizen?
4) How soon can I buy HDB resale if I would like to apply HDB loan and HDB grant after I dispose-off property in Malaysia?

Hi there! To qns quickly:

1) Average 4-rm resale upwards of $400k and above, depending on location. Do let me know which areas you're looking at. For an indepth breakdown, let's sit and go through each individual component.
2) There's no age limit per say but HDB loans are capped at 25 years
3) Singles grant of $40k, EHG and PHG
4) HDB has a stringent criteria so would be advisable to start planning for disposing your Malaysian property ASAP

Based on 43 years old, you will only be eligible for maximum 22 years loan if you were to take up a bank loan, and your maximum loan limit will be capped at about $340,000 without considering your existing cash and CPF on hand. If we consider both, the loan size can be increased slightly to close to $341,000, meaning your maximum purchase price is in the range of $454,000, provided you are able to manage the 25% downpayment as well as Stamp Duty applicable.

The key thing is this loan size will reduce as you age, thus the time which you are granted Singapore Citizenship will be critical. For bank loans, you are eligible to loan up to 65 years of age, but you can do a refinancing of the loan to extend for another 5-10 years term.

For Singles grant, you will be eligible for up to to $40,000 for CPF grant for singles depending on your monthly income. You will need to wait out for a period of 15 months after disposing your property in Malaysia before you are eligible to purchase a resale HDB.

Hi,

1) The below calculation and answers are based on an SC at age 43.
(a) HDB loan: $345k or 80% LTV whichever is lower.
(b) 20% downpayment can be in cash and/or CPF with an assumption of 80% loan or LTV.
(c) Deposit and exercise fees: $5000 (cash)
(d) Legal fees: $1.2k ~ $1.5k depends on the loan amount.
(e) Mortgage stamp duty: $500 (cash)
(f) Valuation + resale application: $200 (cash)
(g) Caveat and miscellaneous: $200 (cash)
(h) Buyer stamp duty: $6.6k ~ $11.1k ($400k ~ $550k)

2) Estimated cost for a 4-rm HDB flat is $4xxk~$550k. It could be higher for newer units. This shall depend on location, level, unit conditions, etc.
3) There is no age limit to apply for the HDB loan, but loan tenure will be capped at age 65. Thus you will get a maximum of 22 yrs loan tenure.
4) You will have to observe a 15-month wait-out period after selling before being eligible to buy a resale HDb flat.
5) If you intend to buy a BTO/SBF, then the wait-out period will be extended to 30 months.
6) The grant available for your case is Single Citizen housing grant of $40k when buying a 4-rm and smaller flat type and your income cannot exceed $7k.
