1) Everyone has his own situation thus we need to know more about your current and future plans in order for us to assist in assessing which is a better option
2) The only info provided is you belong to a mid-to-high-income group.
3) Under a normal situation, I would suggest considering placing your bet on a private residential rather than an HDB flat.
4) However, to buy an EC or private, you would need to have a 25% downpayment for the purchase. Therefore this might be a problem that cannot be solved during this interim period.
5) But if this could be solved in a year or 2, then it is still worth considering a private rather than an HDB flat.
6) Under the current situation, it is a norm to wait for 4~6 yrs for a BTO to be ready. And you will be locked down for another 5 yrs upon key collection.
7) You will lose around 10 yrs for you to take advantage to invest in a private property.
8) Even if you don't intend to invest in more property, the growth rate of a private residential compared to an HDB flat is also a big difference.
9) If you could start off with a private, you could easily gain higher growth using a private-to-private upgrade.
10) You will stand in a better position by the time you retire.
11) I would strongly recommend speaking to any real estate agent to find out your options.

Good morning John,

I believe you meant you got a chance to select a BTO.

There's no one size fits all plan. Have you speak to your fiancee or spouse yet? What're your concern in getting a BTO? What are your plans?

Nowadays waiting period for BTO seems abit long. My friend and sister in law have to wait for their respective BTOs to be completed in the next 3 to 4 years.

My friend said will find me to sell house when MOP and i jokingly replied, by the time your house MOP, my kid will be in secondary school LOL.

Do share more with me so I will be in a better position to advise you further.

Hi John,

A BTO flat is a good starting platform for young couples. However, the downside is that you will have to wait for the unit to be built and also observed the 5 years MOP during which you will not be able to upgrade.

Depending on your objectives and timeline consideration, if your budget is comfortable, you may want to consider buying a private property instead so that there will be less restrictions in the future.

I think you should consider a few things before coming into a decision:

1) you and your spouse's age
2) any plans for children, if yes, how many and how soon?
3) any interim housing for both of you while waiting for the BTO, or do you need to go out and rent an apartment?
4) is the location of the BTO flat what you foresee yourself staying and growing your family in?
