You will be buying under non citizen spouse scheme. Do take note that loan assessment will be based on your sole income.

For stamp duty treatment, you will only need to pay normal stamp duty rate as a Singaporean. Your hubby is not an owner, just an essential occupier.

If you guys decide to buy a condo with both names, it will be the same treatment as well. IRAS will treat it as your matrimonial home (ABSD remission).

Do you guys have any requirements or budget in mind?

Good morning Felicia,

You will be buying under the non-citizen spouse scheme for resale HDB. Hence you only need to pay for the Buyer's Stamp Duty, and no ABSD will be applicable since you will be the sole SC owner and your husband an essential occupier. Do note for loan purposes only your income will be recognized.

If you decide to go for private property, you also need to only pay Buyer's Stamp Duty. ABSD remission will apply even though both are owners, and since its considered your 1st matrimonial property. In this case, his income can be recognized for loan purposes.

There is no ABSD applicable in such transaction therefore your applicable stamp duty is based on existing rate of between 3% to 4% depending on the price of property.
