Yes, you can purchase a resale HDB flat as long as you form a valid family nucleus under one of the Eligibility Schemes.

Do take note that you will be required to dispose off your overseas property latest within 6 months upon the HDB flat purchase.

Dear Sir/Mdm,

You will be allowed to purchase a HDB flat but you will also need to dispose off your overseas properties within 6 month from the completion of the purchase. If you purchase a private property in Singapore, there will not be any restrictions and it will be counted as your first property and therefore ABSD is not applicable.

You may purchase a HDB but could not apply for any grant or take up a HDB loan. In addition, you will need to dispose off your overseas property within 6 months after taking over an HDB. If you are intenting of applying for grant and HDB loan, you will only be eligible after 30 months of disposing your overseas private property. You may consider appealing to HDB and I can assist you on this. From my experience, HDB may be able to consider your appeal on case by case basis. Hi,

1) Buying an HDB flat has a lot of restrictions imposed by the HDB so as to ensure only the most needed are taken care of.
2) Under your situation, you can only buy a resale HDB flat without a grant using only a bank loan.
3) If you wish to apply for BTO or buy a resale HDB flat with grants, there will be a 30 months (2.5yrs) waiting period after selling your overseas property before you are eligible.

4) As of now, you have to look into your finance.
(a) Are you eligible for an HDB loan (if you do, you will have observed the 30 months wait out period)
(b) Do you have the 5% cash, 20% cash, and/or CPF for the down payment?
(c) How much loan can you get with your current income?
(d) Buyer stamp duty ~3% and legal fees; $6,600 for $400,000 purchase, $9,600 for $500,000 purchase, legal fees ~$1,500~$1,800 depends on loan amount.
