Good afternoon Terrence! 15% CPF downpayment can be in cash if there's a shortfall in CPF. If it's a $1M property, you need to have at least $150k. There won't be any need to have a minimum sum in your CPF account unless you are 55 years old if not you are using CPF funds to buy a second residential property. Do bear in mind that SPR will be subject to 5% additional buyer's stamp duty on top of the usual 3% buyer's stamp duty. Feel free to contact me if you need any assistance in your property purchase. Hi Mr Terrance, You need a minimum of 50k cash or 5% of purchase price for down payment for purchase of 1 mil condo. The remaining 15% of down payment can be financed by cash or funds in CPF Ordinary Account, assuming you are able to obtain 80% loan. I can recommend my trusted panel of bankers to give you an indication of the amount of loan you can borrow to finance your property purchase. Please note you need to prepare additional 3% plus 5% (PR's additional buyer's stamp duty) of cash or funds in CPF Ordinary Account to pay for stamp duty. Legal fees is about another 3k.
