I recently brought a resale near my parents last yr. Got the near parents grant. Is it possible for my parents to downgrade but stay in the same area without reaching the 5 years?

Hi,
As stipulated by the PHG rules requirement they are required to stay in the current property for 5 years otherwise the grant may potentially be forfeited and required to be returned with interest.
However if there is a genuine case where your parents need to move urgently due to altruistic reasons such as health expenses, there may be a good chance of appeal approval.
For that you might want to check with the hdb branch on the appeal, it will be on case by case approval. Happy to assist with the appeal as well.

Yes it is possible for your parents to downgrade to a HDB flat within the same estate or within 4 km radius from your current place. In doing so, they will be eligible for the Proximity Housing Grant (PHG) as well.
