I purchased a condominium under my own name before I met my fiancé. Right now we have plan to buy a second condominium together. Pls advise how does ABSD work out for us when I am a 2nd property buyer but my fiancé is a first time buyer. Is there any difference if we were to make the purchase of 2nd property before/ after our marriage?

Hi,

If the 2nd condo is to be purchased on a joint name basis, assuming both are Singaporeans, the ABSD will be based on the higher tier of the purchase profile, ie. 12% as its your 2nd property purchase. Its better to purchase under your fiance sole name to avoid the higher ABSD outlay, however this will mean the loan attainable is lower. There is no difference whether you purchase it before or after marriage.

If both of you were to purchase the condo together, as you have an existing property, both of you will be subjected to the higher tier of ABSD which is 12%.

In my opinion, it will be better to purchase the condo under her sole name or secure a buyer for your property first before committing on the next property to save on the ABSD.

If budget permits , your fiancé alone can buy her own private property without having to pay ABSD , however please note, it will also mean only her own income and cpf can support the loan and property , non owner cannot support to get the loan if required , this means both of you can Have 2 private property in total , 1property perhaps for staying together , the other property to collect rent .

Alternatively , you can sell your private property , thereafter you can buy a private property together with your fiancée without having to pay ABSD .

If you choose to buy a private property with your fiancee without selling your earlier private property , ABSD will be payable regardless of your marital status .

As you currently own a residential property, your next purchase will be considered your second property. Hence, you will be subjected to 12% ABSD, even if your fiance is a first-time property owner.

The only way to avoid the ABSD, would be for him to purchase under his sole name, or you to sell off your currently property and joint-purchase with him, making this your first matrimonial home.
