I paid a 1k deposit (OPT) on 16th Oct for a resale flat. Prior to this, the seller agent mentioned that the seller would require a 3 month extension upon completion, which i agreed to. However, it was only after i decided to proceed with the purchase/paid the remaining 4k that it was brought to my attentiom that the sellers will only the able to submit their share of documents on the last day of the deadline.

Due to their late submission which wasnt agreed on nor highlighted prior to the purchase, my resale process has been delayed by more than a month.

I am aware that the 3 month extension granted by me (the buyer) will only begin after the resale process has been completed. In my case, the key collection date would be during the end of Feb 2023. This means that the 3 months extension will effectively end at the end of May.

The question i have is this: what's the best (most amicable) way to highlight to the sellers and their agent that i'd need them to move out earlier than the end of may - preferably at the start of the month.

I understand that it's perfectly legal for the sellers to submit their documents late as long as it's within the stipulated timeframe. However, i find the additional delay rather unfair to me as this wasn't something that was previously discussed.

My renovation is supposed to kickstart at the start of May so i can't afford to let the sellers extension run till end May. Any advice on how to reach a compromise with the sellers?

Hi Buyer,
This is why your agent is very important and he should assist you at this point in time. If you did not use an agent, then, you have to let the seller's agent know that your terms need to change since the time frame has changed.

It is not an easy scenario, and the only way I can think of probably is to pay for the sellers stay in hotel during this period as well as storage for their furnitures and etc in a separate location before they shift to their new place. I will definitely be happy if I have an all expenses paid staycation in a 5 star hotel in Singapore for my family in such a scenario, however, that does not mean the seller will need to accept such an offer as they may have other concerns to think of during this period. I'm sorry to hear about your situation. The Timeline could have been better managed right from the start. That's also one of the many reasons to get an agent to represent you for your transactions, to handle and avoid such hiccups.

I believe the Sellers have the Timeline all planned out, together with their next purchase. If they were to complete earlier, they may not have the ready funds to complete their next purchase, provided their Sellers are agreeable too.

My advice is for you is to talk to your renovation contractors, to hold back the renovations until 1 month later. This would be the easiest way out, and it would not affect the transaction.

1) I totally agreed with Robbie that the timeline could be better managed by a responsible agent.
2) There is a reason for what number to be inserted on a legal document.
3) For those who like to manage themselves would have to bear the consequences of all tricks.
4) Under your situation, you may try to negotiate with the seller. However, you don't have any advantages or chips on the negotiation table.
5) You may try to find out the main reason why they need the extension and what could be the possible delay and whether it could be resolved in another way.
