I paid a 1k deposit (OPT) on 16th Oct for a resale flat. Prior to this, the seller agent mentioned that the seller would require a 3 month extension upon completion, which i agreed to. However, it was only after i decided to proceed with the purchase/paid the remaining 4k that it was brought to my attentiom that the sellers will only the able to submit their share of documents on the last day of the deadline.
Due to their late submission which wasnt agreed on nor highlighted prior to the purchase, my resale process has been delayed by more than a month.
I am aware that the 3 month extension granted by me (the buyer) will only begin after the resale process has been completed. In my case, the key collection date would be during the end of Feb 2023. This means that the 3 months extension will effectively end at the end of May.
The question i have is this: what's the best (most amicable) way to highlight to the sellers and their agent that i'd need them to move out earlier than the end of may - preferably at the start of the month.
I understand that it's perfectly legal for the sellers to submit their documents late as long as it's within the stipulated timeframe. However, i find the additional delay rather unfair to me as this wasn't something that was previously discussed.
My renovation is supposed to kickstart at the start of May so i can't afford to let the sellers extension run till end May. Any advice on how to reach a compromise with the sellers?
