I own a HDB flat bought in 2008and a private condo after 6 months in the same year. Now I am thinking of selling my private condo to upgrade. Must I sell my HDB ? What if I sell my HDB and upgrade to another HDB do I need to sell my private condo?

Hi,

If you are upgrading to another bigger size hdb, you need to dispose both your current hdb & private property, within 6 months after key collection to the next hdb purchase.

However, if you are upgrading to a bigger sized private condo, you do not have to sell your hdb, just that youR ABSD will be higher due to higher property count.

Afternoon,

If you are SC, you would have fulfilled the MOP requirement. Hence you can sell away your private and upgrade without the need to sell away your HDB unit. If you also opt to sell away your HDB unit to upgrade to a bigger HDB unit, you will have to fulfill the 5 years MOP before you can purchase your second property.

Dear Sir/Mdm,

According to your description, you can sell off your condo to upgrade and you can retain your HDB. If you choose to sell off your HDB to purchase another HDB, you WILL HAVE TO sell away your condo as well because the HDB rules states that we cannot own any condo during the 5 years Minimum Occupation Period when we buy a HDB.

Actually which route to take will ultimately depends on what you want to achieve at the end of the day. This will need to be discussed for sure. Not to worry. Let me help you out with this.

Your current situation: Own HDB and condo.

1) Hold on to current HDB. Sell current condo and buy bigger condo.

- no problem as long as one of your household has one Singaporean. But do take note about you need to set aside half of minimum sum before you can use the excess if you have utilised CPF OA funds in your HDB. And take note of additional buyer's stamp duty as well.

- Can consider decoupling so one can own HDB while the other owns the condo. Wont be subject to ABSD.

2) Hold on to condo. Sell current HDB and purchase bigger HDB.

- I am sorry to inform you that you have to sell off your condo as well. Due to HDB regulation, you have to fulfill 5 years minimum occupation period before you can own any private property thus you will have to dispose off condo within 6 months from HDB completion date.
