I own a 5 room HDB in punggol and I have been hearing news that prices may go down by 20% by 2015. I may actually move out of singapore in medium term (2-3 years). Is it advisable to sell the property now and move on rent? Or you think that such a big correction in price is not possible and rental cost would offset the profit from selling HDB?

Property agents, please also let me know your personal assessment how much do you think the HDB prices can decline in punggol in next two years (in percentage) - Thanks

Dear Punggol owner,

I would like to know in the long term, would you be expecting to return to Singapore? If the answer is yes, I would still encourage you to keep your existing unit and rent it out should you be a Singaporean. Indeed the short term market trend is indicating that prices may start to decline but in my personal opinion, the government cannot afford to allow rotting of prices as it would be disaster for all HDB owners to hold on to negative assets. I am unable to quote you any form of numbers in percentage if you really ask me but the baseline should be even when you are selling then, it should still be a positive sale.

The issue here could also be, should you decide to sell now, it may take quite a while to find the right buyer, given that there are currently ample supply of resale units in the market for buyers to choose from.

    I am a Singapore PR, I am not sure if I will return back ( depends on job opportunities etc). If I leave singapore, can I rent my unit? I heard that PR can no longer rent out hdb. Is this rule very strict or they are quite flexible?

    What it means for me is that if I decide to leave singapore in 2-3 years or have to leave singapore due to recession or problem with job, if I can't rent then I will have to sell it without having an opportunity to wait for better market situation.

    If I sell and move on rent now, I will probably be paying around 30k in rent annually. So two year rent would be 60k, do you see the possibility of prices coming down by more than 60k in two years?

I really do not foresee a drastic drop of your punggol unit in 2015. So you could still be able to sell your unit and still see a positive sale in 2015 before you move out of Spore.

Evening,

It's a common known fact that 4 and 5 room resale flat will be flooding Sengkang and Punggol in the next 2 to 3 years time, as batches of the BTO units starts to MOP. Over-supply will likely to result in lowering of selling price if the demand is much cannot meet the supply figures. As for overall pricing dropping, I might have a different view as mature estate have limited units for sales and those who are hunting for unit in mature estate have their own needs and requirements. The infrastructure is also of different level which demands different pricing.
