Hi,

Assuming you are referring to HDB 5rm and unit is not affected by HDB ethnic quota regulations, a HDB 5rm (approx 120sqm size) in Bishan St 12 could fetch around 700-750k. It is also dependent on the unit size, floor and condition and recent comparable transactions in the area.

Do you mean a 5RM flat or an Executive Apartment?

A 5Rm in mid-floor would probably be in the $700k range, while an Executive Apartment would probably be in the $900k range.

If your property is a 5I unit, the market value will be approximately from $700,000 onwards, if your property is a Maisonette, the market value will be approximately from $900,000 onwards.
