I own a 4Room HDB with a present balance bank loan of $170K. I intend to purchase a 5RM via SOBF May 2016, using HDB loan.

During sign of agreement of lease, I will need to pay 10% of the CPF and /or cash amount.

Is there any possibility for be to offset this 10% payment using my existing 4RM HDB value. I want to sell the 4RM HDB only after I ensure the keys and occupancy date for my 5RM HDB.

Hi,

It depends on the case circumstances and have to appeal to the hdb officer in charge of your case. There's actually about 1-2 months before you will know if you can get to choose the SOBF flat (which I believe is oversubscribed). You might want to get to that stage first.

Afternoon,

Based on today's market trend, it will not be easy to get a buyer within a short time frame, unless your unit is very rare. Given so, it will be tough to get the funds required to facilitate the purchase. If you are willing to market your current place under fire sales, you might still make it for the timeline but it's a pure gamble. The other solution is to find a seller who dont mind delayed submission but you will still be pressed for time to sell your unit.
