Dear Michael, I beg to differ on that opinion formed about lower valuation obtained for a unit that is ineligible to sell to ethnic Chinese. It could be a one-off experience for you. I have personally marketed a similar property in Toa Payoh which has a higher valuation that the neighbour who is eligible to sell to ethnic Chinese but mine not. The challenges here is the final transacted price by a buyer as the pool of buyers reduces significantly for such units and will be likely a big bargaining point by buyers who makes an offer.
