I notice certain property are being market as exclusive agent but non exclusive agents also use it to advertise.

If exclusive agent advertise at $600K where others advertise 550K in this website how can we settle this problem?

Hi Mugen,

Seen like you are a very very worried seller as you have posted many questions. I hope I can help you to clear the air.

In this market, you can't stop a non-exclusive agent to market a unit which is exclusive to another agent. The point is - if the seller and his exclusive agent work together and maintain the asking price you wants, there is no way non-exclusive agent can come with a lower price. Other agents can bring in buyers to co-broke with your exclusive agent, or even offer a lower price, but that will be no-go. It would be a waste of the other agent's time as well.

Why other agents advertised it might want to attract direct buyers or sellers in same property to give them listing, but so long as you maintain the asking price you wants, what is there to worry about other agents advertised lower?

Stay firm with your asking if you have already appointed an exclusive agent and work with him together. Any offers will have to come through your own agent, and let your agent filter off those insincere offers.
