Ten Mile Junction is right opposite your cluster of HDB and upcoming MRT at Bukit Panjang (DT1) is the immediate future development that will value add to prices of property. With low volume transactions in your estate on top of vast amount of new developments ongoing, we may need to be realistic about the pool of buyers available for your unit willing to pay for premium. The closest reference in terms of price dates back to May 2013 for a unit sold in BLK 603 for $563k, which was sold before the PR restrictions comes about.
