As you'll be subjected to ABSD for the 3rd residential property, you may wish to divert your attention to a commercial or industrial property, which may bring you better rental yield than residential.

Otherwise, you may wish to liquidate 1 of your existing property and consolidate the proceeds earned through the liquidation into something grander?

There is an exciting project ripple bay at pasir ris coming up soon with seaview and Palau Ubin fantastic island view. The condo finishings will be good. And feAtures and facilities are fantastic

Also east coast seaview condos easily 1500-2000psf for new launches. This condo average psf is 870psf... The potential upside appreciation is a lot as pasir does not have a lot of mid sized sea view projects.
