Hi,

If you purchase a condo in Singapore, you need not sell away your overseas properties as long as the finances are comfortable. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

1. For HDB resale flat, if you or any person listed in your resale flat application “owns a private property either locally or overseas, you must dispose of all private properties before or within 6 months of the resale flat purchase.”
2. You can buy Condo without selling off your property in Malaysia
3. Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker. I can connect you with reputable banker for this, free of charge and no obligation.
4. For Condo, PR 1st Property Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = $50,000
Legal fee = $2,500 (estimated)

Firstly, in order to be eligible to purchase a HDB resale flat, both you and your spouse will have to be SPR for more than 3 years before you're eligible to purchase. Next, upon purchase, you will need to dispose off all private properties (local and overseas) latest within 6 months upon the HDB flat purchase.

If you purchase a private residential, you do not need to dispose off any of your current properties.

For condo purchase, there is no need to dispose off your overseas property. However for HDB, you would need to dispose off your overseas property within 6 months of your HDB purchase. What you may do is to appeal to HDB to exempt you from selling your overseas property and I have experienced HDB approving such request based on special circumstances.
