Hi,

1) As a DIY buyer you have to do your homework to ensure you are not offering something much higher beyond the valuation.
2) You have to check the past 6 months' transactions and judge from there how much this HDB flat will possibly cost.
3) You also have to carefully negotiate with the seller on the final price.
4) Some of the sellers in the market now are asking for a sky-rocket prices, thus you might have to walk away from these sellers.
