I know that I need to sell my private property within 6 months of buying a HDB, but in this market it may be hard.
These are my questions:
1. What if I cannot sell within 6 months?
2. While waiting for a buyer, can I continue to rent out my private unit (finish the tenancy or make new one)?
3. My private unit has not outstanding loan nor is it using my CPF money; Does that mean that I can use my CPF to pay for my resale HDB?
4. Will I be subjected to other fees due to holding on to both units (HDB & private) after failing to sell within 6 months?

Hi,

The 6 month period to dispose the private property is a requirement for purchasing the HDB resale, hence if there is still difficulty to find a buyer after the period lapses, you may wish to appeal but usually it requires some evidence of documentation such as thorough marketing efforts done and viewings completed to show that there was a commitment to get the place sold at a reasonable market rate, in order for any appeal to be considered, and this is also no case by case basis.

The private property can continue to be leased out but may deter certain group of buyers, for example those buying for own stay, from buying as they required certain timeline for the place to be handed over. With the tenant staying, it may also pose difficult for doing viewings and also it may not always be in a good presentable condition. After all, part of property purchase also involves a subjective emotional element.

Yes, as long as you are buying a hdb that can last you until 95 years old, CPF OA can be utilized for the purchase without any restrictions. However, depending on the valuation, some cash may still be required. There are no other fees for holding on to both concurrently, but the buyer's stamp duties for the HDB needs to be paid before you can complete the transaction.

Dear Sir/Mdm,

Let me try to address your concerns.

1) If you are not able to sell within 6 months, you will have to obtain an extension from HDB. HDB will require you to submit supporting documents to show that you have been actively trying to get a buyer, documents such as the Engagement Agreement with an agent and the advertisement of the property etc.

2) If the property is tenanted, you may continue to lease. I would not advise starting a new one as a property with tenancy will be harder to sell.

3) Yes you may use all your CPF in your OA to finance your HDB flat provided you are under the age of 55.

4) There will not be other fees. It is just that you will be serving the loan if any for both property and liable for the property tax, out of which one is not on owner occupied rates which is lower.

Let me address your concerns.

1. You may write to HDB to appeal for an extension if the HDB flat is not sold within 6 months. However, please note that the approval is based on a case by cases basis. Having said, it does not mean that you will get another 6 months extension. So, the question is how do you get your HDB flat sold within 6 months?

2. Selling with tenancy is great. However, the reality is that tenant does not want the uncertainty and will will refuse viewing appointment.
3. There will be other expenses where cash is needed.

Extension of the time frame to sell the private property after taking possession of the HDB flat is subjected to case by case approval. If there is evidence of sales and marketing efforts done at fair market pricing but have no offers or significantly lower offers that a fair market pricing, the probability will certainly be better.

The key is that selling a private property usually will not take more than 6 months unless significantly over priced or there are plenty of other units to choose from by the prospective pool of buyers. Hi,

The rules states that you will need to dispose off all interests in residential properties (local and overseas) within 6 months upon the HDB flat purchase.

A failure to do so, you will need to appeal to HDB for an extension. You will need to provide them proof of marketing (at the right price), with full documentation on viewings and all offers received. An extension may be granted on a case-by-case basis.
