i keep checking properties where there’s quite a big difference between the asking price n recent transaction prices in the same area. eg one unit is asking almost $100k more than another similar unit that was sold not too long ago . Is it normal for sellers to list much higher n negotiate down later, or does the asking price usually reflect smth different? when looking at listinngs , shld i be comparing asking prices or actual past transaction prices ?

**Yes, it is entirely normal in Singapore for sellers to list S$50,000 to S$100,000 above past transactions. However, you should always anchor your valuation on actual past transacted caveats, never on asking prices.**

### 1. Why Sellers List S$100k Higher

* **Negotiation Buffer:** Sellers intentionally build in a cushion expecting buyers to negotiate down by 3% to 8%.
* **"Testing the Market":** Unmotivated or opportunistic sellers test whether an emotional buyer will pay a record price.
* **Intangible Unit Attributes:** A S$100k premium can occasionally be justified by real physical differences:
* **Floor Level & Facing:** High floor with unblocked greenery or pocket sea views vs. low floor facing a bin centre, expressway, or heavy afternoon west sun.
* **Renovation Condition:** A fully renovated, move-in-ready unit saves a buyer S$80k–S$120k in cash renovation and 6 months of rental downtime.
* **Ethnic Integration Policy (EIP) Quota (HDB):** Units open to all ethnic groups command higher prices than units restricted to specific quotas with smaller buyer pools.

### 2. Asking Prices vs. Transacted Prices: Which to Use?

* **Actual Transacted Prices (HDB Resale Flat Prices / URA REALIS):** This is your **ground truth**. Bank valuers and HDB official valuers rely strictly on settled caveats from the last 3 to 6 months. If you offer based on inflated asking prices, you risk a valuation shortfall (Cash-Over-Valuation or COV for HDB), which must be paid in 100% out-of-pocket cash.
* **Asking Prices (PropertyGuru / 99.co):** Treat these purely as **sentiment indicators** showing current seller expectations and listing inventory, not true market value.

### Practical Advice When Making an Offer

Look up the median transacted price per square foot (PSF) for the same block/stack over the past 6 months. Adjust up slightly only for superior floor level or high-spec renovations, and submit your initial offer pegged close to the latest bank indicative valuation.

This is entirely normal. Asking prices are not reflective of actual transaction prices at all.

I routinely help buyers secure prices below last transacted prices even if the original asking price is $100-200k higher.

On the flip side, many buyers who try to buy without a buyer agent often report situations where they click on ads with artificially low prices, only to be told that the real price is $100-200k higher when they actually try to buy the home.

Meanwhile, last transaction prices are also not a good gauge of the true value of a home as no property is the same unless you are both buying direct from developer/ HDB.

The previous buyer could have paid $100k below valuation for the home too because they had a good negotiating agent, or they could have overpaid $200k for the home that is not really worth that much. This is why deep market intel and independent valuation analysis is important in any property purchase.

Your questions posted seem to be telling me that you are a DIY buyer. These questions are not easily answered without knowing full details on the unit, the surroundings and etc.

If you are unsure on how to go about getting all these information to do your due diligence, it is high time for you to consider engaging the services of an agent to do all these research and diligence for you so you do not over offer or under offer resulting in missing out on potential homes that you like.

I have been in the real estate business since 2009, with more than 15 years of experience serving the Singapore real estate market. Check out the EdgeProp featured article on myself recently at https://www.edgeprop.sg/property-news/geryl-lim-leading-landed-real-estate-heart-hustle-and-harmony

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 15,900 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.
