I just sold my hdb flat & had some cash profit. I wanted to apply hdb loan too. What I want to know is if I do not want to use the 50% of the cash profit, how long after selling my flat can I start buying

Hi SL,

As long as you are intending to use HDB loan for your next purchase, you will have to use the 50% of cash proceeds for your next purchase. This applies regardless how long later do you purchase the next flat.

    Hi SL,

    Yes, if you are using bank loan, you need not use the 50% of the cash proceeds for the purchase but can plan out accordingly but you will be required to put up minimum 5% cash for the purchase if you are opting for the bank loan and maximum loan is 75%. Do also take note that the interest rates for bank loan is now higher than HDB loan. If you wish to speak to a banker to find out more, let me know as I can recommend you accordingly.

    How about if I switch to bank loan? Can I don’t use the 50%?

I regret to inform you that I have encountered many clients where HDB requires 50% cash profit deposit although they have sold their flat years back. HDB will only consider appeals on this for genuine financial difficulty cases (eg in heavy debts and use the cash profit portion to pay for it). I am specialised in HDB transactions. Hi SL,

1) You may read from the HDB policy that you will have to make use of 50% of your cash profit from the last sale to pay for the next HDB flat when you apply for the 2nd HDB loan.
2) There is no timeline for this. It is applicable when you are applying for a 2nd HDB loan.
3) Thus either you fully pay off your next purchase using cash and/or CPF or apply a bank loan for the purchase to avoid incurring it.
