Since timing is an issue to you, you have to work closely and tightly on your financial capability.
If you can afford to buy first, prior to selling, after putting the COV, stamp fee and other expenses together, by all means do so.
Else it might turn tricky if things went too messy.

Hi Travis,

Do not wait but spring into immediate actions. Finding a place you like may take sometime and since you have already spotted one, you should act immediately.

1. Ensure that you have the means to finance your purchase through getting an AIP from bank or HLE done.

2. Do research on your existing HDB to see the estimated price you can fetch for the sale.

3. Determine if you are eligible to do ECF such that you can plan out your cashflow for the sales and purchase.

Is the unit you found suitable to move-in immediately?
