COV depends on actual condition of your unit. Typically it is ranging around $20-$25k but if you mention that your unit is renovated, it can definitely fetch a much better COV ($50k??).

The COV will depend of your renovation, and the asking price of the unit selling nearby.

Typically, most units in Punggol are asking for $30 to $40k COV. The median COV for 5 room in Punggol for 4 Quarter 2010 is $23,800. So i thought we should probably take this as a guide.
