If your unit is a high floor unit, you could be looking around $800,000 inclusive of COV.

You could be demanding a good COV (around $60,000) because your unit is strategically located.

I will recommend to do a formal valuation for your unit first to better judge your unit's potential sale price.

If you do not want an agent to assist you at this point of time, you may want to contact HDB directly and pay around $201 for the valuation report. As for the COV asking, and as your property is situated at a good location, you may easily command a minimum of $50k cash. Hope this helps.

Zion Road is really a prime area. I have stayed in that area since young will I was about 27 years old.

For a 5 room point block in Zion, the valuation could range from $700K to $720K. If your unit is a high floor unit, we could ask for COV of about $100K to $150K. So the selling price range could be from $800K to $870K. Even if all this is being said, if the opportunity comes and if I can get a higher price for you, please assured I will.

Congratulations for holding on to such a prime property. Recent record price transacted in October 2012 was $825k for a 117sqm unit on high floor. A low floor unit transacted at $700k in November 2012. This is just food for thought. I am sure your place would be worth much more if the condition is splendid and I am also sure that buyers looking for unit in this area would be more than prepared to pay a premium.
