The client will only be paying the agent who is appointed and representing your interests. Sellers pay the seller agent and buyers pay the agent representing the buyers.

With the overall slowdown in the resale market and ample supply in the market, it is actually a lot tougher to get the sale through even with all the resources an agent has on hand. I have come across a number of DIY sellers who have given up after realizing the efforts required with little or no progress after some time, and meeting buyers who are not serious about buying. I am not sure why sellers would want to sacrifice their family time for a DIY endeavor, unless you are talking about a prime area property which you are willing to let go at below recent transacted prices.

Perhaps we could explore further over phone? May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

You don't have to pay commission to the buyer agent. However you could not engage the buyer agent to do paperwork for a fee as this is considered dual representation. In today's buyer market context, it is difficult to market your unit without assistance of an agent and even if you managed to get a buyer, the risk of the buyer shortchanging the market value of your house is high. In addition, if you have any future housing plans you might not be familiar with the timeline of selling and buying process which might affect your ability to finance/move in your future house on time.
