The client will only be paying the agent who is appointed and representing your interests. Sellers pay the seller agent and buyers pay the agent representing the buyers.
With the overall slowdown in the resale market and ample supply in the market, it is actually a lot tougher to get the sale through even with all the resources an agent has on hand. I have come across a number of DIY sellers who have given up after realizing the efforts required with little or no progress after some time, and meeting buyers who are not serious about buying. I am not sure why sellers would want to sacrifice their family time for a DIY endeavor, unless you are talking about a prime area property which you are willing to let go at below recent transacted prices.
