Resale flat prices in AMK can have a very wide range. Typically, older flats will command a lower price (though there are special cases where old flats sold for very high prices), whereas newer flats will cost more. Older 4RM flats may cost around $4xxk, whereas newer 5RM flats can cost as much as $9xxk.

Whether or not you engage a private solicitor depends on the loan (if any) that you undertake for the purchase. If you're using a Bank loan, you will need to engage a solicitor. If you're using HDB loan, or do not require loan, you can engage HDB to handle the conveyancing for you.

As stated in the above reply, the proce range for 4 and 5 room flat in Ang Mo Kio varies depending on the age of the flat and the exact location. As for retirement sum available for flat purchase, assuming you are currently not owning any properties, you can use the amount in excess of your basic retirement sum to purchase a resale. For the specific amount you can use, you can log in to your CPF statement where it will state the exact amount of retirement funds you can make use for your next housing. I could not provide a specific figure as the basic retirement sum amount changes every year depending on when you turned 55. For usage of retirement sum, you can engage both private or HDB lawyer once you are commited to a purchase.
