I have shortlisted a property with tenancy which will only expire in another 12 months. Since there is this diplomatic clause whereby the tenant can provide notices after 12 months of stay, how can i ensure that my interest is being protected. What if i sign the Option to purchase and upon completion, realise that the tenant had already serve the 2 months of notice. My reason for the purchase was due to the tenancy. Pls advise

Hi Joseph,

It's always good to check with seller/ seller agent on the remaining lease before signing the Option. And check if it's a corporate lease.

If tenant break lease, he/ she has to cover back the owner the remaining lease amount stated in the tenancy agreement.

And rightfully, you are only the right owner of that property you purchase after completion.
