I have plans to apply for SG citizenship in the next couple of years and purchase a resale HDB.

However I already own a UK (buy to let) property. Will I be forced to sell the property or pay ABSD on the UK property?

As a single person over 30 would I also be eligible for a housing grant?

Hi , firstly congrats on the accomplishments thus far. Are you referring to citizenship or permanent residency ? If you are applying for citizenship, yes you can purchase a resale HDB, subject to several conditions.

Firstly, you can't possess any overseas property when buying HBB, be it resale or BTO, so you may have to sell the UK property and observe a wait out period of either 15 or 30months .

Secondly, in singapore under the singles scheme( if you are single), you have to be above 35 to purchase a HDB property.

    Hi, Yes you will be eligible for the housing grant, provided you have dispose of your overseas property then and wait out 30months ( you can probably transfer the property to your family member first, since you have plans to get citizenship ) . Do also note that you have to observe a minimum occupation period of 5years after obtaining an HDB( you have to stay in it) before you can obtain any overseas or private property .     Yes am referring to citizenship ( I have been PR for three years).

    Can I transfer the UK property to a family members name and have it transfered back to me after the wait-out period?

    And yes I am over 35 - thus would I be eligible for the housing grant?
There is no requirement to pay additional stamp duty on foreign properties, however, as an owner of a foreign property, you will be ineligible to purchase a resale HDB here in Singapore. You will be required to sell off that property and wait out for a period of 15 months before you are eligible to do so, unless you are age 55 years old or above, then you can look into purchasing a resale 4 room HDB or smaller unit immediately after the disposal.

You will need to be age 35 or older in order to be eligible to purchase a resale HDB as a single owner if you are a Singapore Citizen. Housing grant eligibility is based on your household income and if you have just disposed off a private property overseas, you will also not be eligible for any housing grant.
