I have one condo under my name currently and planning to sell it and get a resale condo or HDB together with my wife, am I able to keep the money from the selling to use it for my next property without returning to CPF?

Hi,

When the property is sold, the cpf utilized + accrued interest of the current property would be refunded to your account first. If you are not 55 years old and the property you are buying can last you until 95 years old, yes you can use all the CPF OA to purchase the next property.

Hi Sir,

Upon the sale of your condo, you will first need to pay off the outstanding loan, afterwhich if you had utilised your CPF funds for the property, you will need to refund the amount used (plus accrued interest). The balance leftover (if any) will be your Cash proceeds.

For your next property purchase, you will be able to utilise the funds from your CPF-OA, including the CPF refund from the sale of your current property.

Do take note that in order to utilise the CPF refund from the sale of your current property, you will have to plan the Timeline for both your sale and your purchase accordingly.

If you're above aged 55, do take note that you are to fulfill the obligations for your Retirement Sum, and Half Minimum Sum applies for your next property purchase.

Only the CPF plus accrual interests that you have used so far for your current condo will be refunded into your CPF account. The balance after repaying loan will be paid out to you in cash. If you are under the age of 55, all the refunded CPF can also be used towards the purchase of the resale condo or HDB.
