Hi,
For the commercial proprty, you may want to update SLA about your citizenship status once you have changed.

Once you are a SG citizen, you can buy a resale HDB. You need not sell off your commercial property.

1) You are still eligible to buy a resale HDB even owning a commercial property.

Details are under the Non-residential property on the subsection of Ownership/interest in property in Singapore or overseas other than HDB flat.

2) I suspect the SC ID should remain the same as your SPR ID. You may check this out with the ICA.

HDB indicated that prospective buyers for HDB should not own any private properties both locally or overseas but did not mention what is meant by private property in this case, therefore it is best to check directly with HDB about your 1st question. (https://www.hdb.gov.sg/residential/buying-a-flat/understanding-your-eligibility-and-housing-loan-options/flat-and-grant-eligibility)

Congratulations on attaining your Singapore Citizenship!

You can only purchase a resale HDB flat if you meet all the eligibility conditions of owning a HDB flat under one of the many HDB Eligibility Schemes, i.e Single Scheme, Fiance/Fiancee Scheme, Public Scheme etc.

Before you start your house search, you may wish to apply for a HFE. You will have all the answers as to whether you're eligible to purchase a HDB resale flat.
