The $20k is known as the cash over valuation (COV) where it has to be paid in cash. No loan is granted for this COV.

Hi,

1) When the valuation is lower than the selling price, COV (Cash-Over-Valuation) will incurred.
2) By the name of the term, you will need to fork out cold hard cash for the additional. In this case, it is $20k.
3) The maximum loan is based 80% of the valuation if taking an HDB loan, and 75% if taking a bank loan.
