I have enquired on the valuation. If the valuation is higher than the selling price?
Eg selling price 730k. Valuation is 750k.
Then my loan will be based on 750k ?
0.8 x 750k = 600 000k (housing loan)
Then how to calculate the cpf usage?

Hi, since you mentioned the loan amount of 80%, I assume you are referring to HDB loan and not bank loan, do correct me if I am wrong. For the loan amount, it is the lower of the selling price or valuation, which in this case is 730k, and you can loan a maximum of 584k. CPF usage for the purchase of HDB, you can use all the CPF you have to make the payment, and get a loan for the remaining amount.

Hi,

It will be based on the lower of purchase price or valuation, in this case it will be 730k. Max loan will be based on 80% of 730k, cpf valuation limit will also be 730k.

The balance 20% you can use CPF OA assuming the CPF OA monies are sufficient.

Loan Amount:

The loan amount is limited by the lower figure between the flat's selling price (S$730,000) and its valuation. In this case, the valuation (S$730,000) applies.
Maximum loan possible: S$584,000 (assuming 80% loan-to-valuation limit).
CPF Usage:

You can use all your available CPF funds towards the down payment for the HDB flat.
Any remaining amount after using your CPF can be covered by the HDB loan (up to the S$584,000 limit).

Hi,

1) The CPF usage and loan usage is always based on the valuation value, and not the agreed purchase price.
2) In your case, the maximum loan would be 0.8x 730k = 584k.
3) If the remaining lease + the youngest essential occupier/owner >=95, the CPF usage would be 100% of the valuation value.
4) Otherwise, you will have to check on this calculator to find out the percentage:
