I have depleted my cpf savings and I am looking at downgrading to lower my monthly installments. I would like to make use of the enhance contra facility and would like to know should I sell my house first then look for another flat? Another thing is, my sale cash proceeds is very minimal thus making me unable to afford a salesperson. Please advice on best option for my situation. I am thinking of doing DIY selling and buying. Thank you.

Hi Ms Ayu Dean,

In this market, it is usually more advisable to sell first then buy, to avoid desperate situations to happen if in an event you have committed to buy another flat but you still can't sell your current one.

It is still more advisable to get a professional to help you through the buy and sell process so that all steps taken are well taken care of, especially when we are dealing with your one of your most precious asset - home.

Doing contra can be complex as you are dealing with 2 different transactions and we have to manage the timelines and financial plan professionally so the transit is smooth. In theory DIY might help you save, but you might be taking a risk in terms of potential legal costs if you can't or miss out on fulfilling any resale procedures. Also, the time and hassle required to learn and secure a buyer is not so straightforward, it can take several months.

Typically, people will look to sell first in current subdued resale market as it takes a longer time to secure a buyer. However, the downside for doing so in a contra case is once a buyer is secured, you have to purchase whatever is on the market at the point of time. Perhaps we can work out the figures again to see if any arrangement can be explored.

Contra means that you will have to conduct the sale transaction and purchase transaction at the same time. This will require careful planning in term of your financial situation as well as the timeline so that the whole process can be conducted smoothly. Even some salesperson are not confident in handling contra cases as it can become quite complicated.
